Specialist Disability Accommodation (SDA) is NDIS-funded housing that has been purpose-built or modified for people with significant disability-related needs. SDA is the house, not the support. The daily support you receive (such as help with meals, personal care and community access) is called Supported Independent Living (SIL) and is funded separately.
Who is SDA for?
SDA is for a small number of NDIS participants who have an extreme functional impairment or very high support needs. Eligibility is determined by the NDIA based on your individual circumstances and assessed needs.
The four SDA design categories
Under the NDIS, SDA homes fall into four design categories. Each reflects a different level of specialist design:
- Improved Liveability: features that support people with sensory, intellectual or cognitive needs, such as improved lighting, easier-to-use fixtures and intuitive layouts.
- Fully Accessible: designed for people who use wheelchairs or other mobility equipment, with wider doorways, accessible bathrooms and layouts that allow independent movement.
- Robust: reinforced construction and durable materials, designed to be safe and resilient for residents who need a high-impact environment.
- High Physical Support: the highest level of accessibility features, including structural provision for ceiling hoists, emergency power and assistive technology.
Which design category suits a particular person depends on their individual needs and is determined as part of the NDIS planning process.
How is SDA funded?
SDA is funded through a separate SDA component in your NDIS plan. This is distinct from SIL funding. They are two separate budget lines, assessed independently.
SDA funding covers the cost of the specialist dwelling. Rent, food, utilities and personal expenses are usually the participant's responsibility.
